2019: a successful year in terms of projects, collaborations and deliveries for Vitalis Consulting

In over 13 years of industry activity providing full construction consultancy services for various real estate sectors, Vitalis achieved a significant portfolio of over 500 construction projects already completed or currently under construction, for more than 300 local and international developers, investors and financial institutions.

This year’s achievements consist mainly in great collaborations concluded, some important deliveries and a significant number of new major projects that entered our portfolio from luxury brand hotels to modern office buildings, exclusive residential compounds and mixed-use projects.

One of the collaborations concluded this year it was with One United Properties, the key local real estate developer for whom we are currently coordinating 5 projects of more than 170,000 sq. m worth over 200 million euro.


Some of the projects that entered our portfolio this year

ONE COTROCENI PARK

A business park developed by One United Properties in two phases with a total built area of 113,368 sq. m, including the development of an 11-storey modern office building. The business park will have approx. 78,000 sq. m GLA, 881 underground parking lots on 3 basements and 158 above-ground parking lots.

ONE PENINSULA

One Peninsula project, developed by One United Properties as well, is aimed to revolutionize the concept of luxury in the Romanian residential sector and it will be a small one, developed near the Barbu Vacarescu – Floreasca area office center. The project is developed on a plot land with a total area of over 25,000 sq. m.

APARTHOTEL UNIRII

ApartHotel Unirii is our first collaboration with the Beneficiary consisting in the reconversion of the existing office building into a residential building with B+GF+M1+M2+9F+technical floor and over 4850 sq. m total built area.

AMERICA HOUSE

America House is one of the biggest multifunctional projects in Bucharest having a total built area of 45,000 sq. m and 27,000 GLA on 9 levels, ideally located in Victoriei Square, one of the most important business centers in Bucharest. For this project Vitalis team is coordinating the general refurbishment works, by offering Project and Cost Management services, as well as Site Inspection and Health and Safety Coordination.

Along with new collaborations concluded this year, we have also strengthened some existing ones, by contracting new exclusive real estate projects, both in Bucharest and regional cities with important real estate players such as River Development (Sema Park, Oslo and London buildings), GranVia (GranVia Marina) and Hagag Group (Victoriei 139 residential building, Victoriei 109 office building), Pipera H, Eliade 9).

SEMA PARK: OSLO AND LONDON OFFICE BUILDINGS

Two new modern office buildings to be developed in Sema Parc office complex, developed by River Development, having a total built area of 35,709 sq. m and a gross leasable area of 31,524 sq. m (London building having 21,347 sq. m of GLA and Oslo Building 10,177 sq. m of GLA) with approx. 700 underground parking lots on two basements of 23,000 sq. m total area.

GRANVIA MARINA

The development of a luxury residential compound with three 12-storey buildings and 192 apartments each, located in the north part of Constanta city in the proximity of well-known Mamaia tourist resort. For the Beneficiary Vitalis team is coordinating other various residential projects in Bucharest as well.

109 VICTORIEI OFFICE BUILDING

Vitalis team was appointed by Hagag Group to provide construction management services for the 109 Victoriei project that will feature a total of 7,036 sq. m of modern office and retail spaces.

Among the projects delivered or estimated to be delivered this year, it is worth mentioning: Bujorului Residence residential compound in Craiova, The Light One office building in Bucharest (we are currently coordinating fit-out management works), Timisoara Airport Park II, Mihai Eminescu office building and many others.

Besides the above mentioned projects, Vitalis is also currently involved in major real estate projects in Bucharest and not only, following the collaborations started in the previous years:

MAGAZINUL BUCURESTI

Iconic Building in downtown Bucharest and one of the oldest and most famous commercial centres in  Bucharest’s golden age, with a total area of 4,235 sq. m, for which Vitalis Consulting team is performing consolidation and reconstruction works.

ONE VERDI PARK

One Verdi Park project is a mixed one, the construction including two 75 m height towers, one of offices and a residential one. The two towers will be connected by a commercial space of 2,200 sq. m on the ground floor. The office tower will have 21,000 sq. m of GLA and 17 floors, while the residential tower will consist in 134 apartments and 20 floors.

SWISSÔTEL

The first Swissôtel in Romania, located on Bulevardul Expozitiei, it will be one of the highest buildings in Bucharest having 85 meters height, approx. 30,000 sq. m of GBA on 18 above ground levels and 3 basements. The hotel will comprise approximately 225 rooms, out of which 21 luxury apartments.

RADISSON BLU HOTEL CLUJ-NAPOCA

Aimed to bring to life the 4th Radisson Blu hotel in Romania and the first luxury brand hotel in Cluj-Napoca, the project consist in the renovation, modernization and extension of Hotel Sport, one of the oldest buildings from hospitality sector in Cluj-Napoca.


Attending great real estate events

This year we had the chance to participate at two important events: DEVO – The International Forum of Large Developers, where Florin Popa, Managing Partner Vitalis Consulting, talked about The Light One office building and other industry facts within the “Large Scale Project Management” session and Danfoss Conference, where we discussed about the evolution of Romanian construction market and the latest trends and innovations in the construction industry, with prior focus on sustainability and energy efficiency.


Building trust through innovation and sustainability

From the very beginning of our activity in the field and this year as well, our main focus was on creating and developing sustainability in every single phase of the projects we coordinated. We did that by creating sustainable buildings with long term benefits in quality, efficiency and safety in order to improve the comfort and quality of life for those who will have the chance to live or work in and to decrease the negative environmental impact of the construction processes.

Today we are a Certified Energy Auditor providing Energy Performance Certificate for the buildings we help developing across Romania. Over the years, to support our efforts towards sustainability, we were involved in representative activities for this area, such as the establishment of the Romanian Green Building Council in 2008, when we attended as a founding member.


Achieving work recognition

Today, after over 13 years of experience and hard work, we are extremely proud of being recognized as one of the key players providing consultancy services in the Construction and Real Estate area, both in Romania and abroad, as the projects we had coordinated have crossed the country’s borders to Ukraine, UK and Moldova.

Over the years our work and efforts were rewarded within the prestigious CIJ Awards Gala Romania, as we brought home 6 of the “Best Project Management Company of the Year” awards, out of 10 nominations and we are happy to be again this year for the 11th time on the nominees list for the same category.

Overall, 2019 was another successful year for Vitalis Consulting, big achievements finding their way to our portfolio, along with new major collaborations and fresh deliveries, great events that we attended and key projects we started, all of these mirroring into a 25% turnover increase estimated for this year’s end.
